

Occupancy Schedule: Coordinate the owner’s occupancy schedule to coincide with the completion of construction.
Warranty: Receive and review applicable written warranties. Administer the guarantee and warranty period for the Owner. Prepare a summary of events at the end of one (1) year addressing equipment performance problems, description, repairs and overall assessment of equipment status and warranty performance. Assist in performing warranty inspections with the A/E’s and Contractors.
Punchlist Completion: Coordinate trade contractors’ work to complete any outstanding punchlist items.
Certificates of Occupancy: Provide assistance in coordinating with all governing authorities to identify requirements for obtaining Certificate of Occupancy.
Operation and Maintenance: Schedule instruction sessions by major material and equipment suppliers to orient and train Owner’s staff for operation.
Final Project Accounting: Make final reconciliation of all Project accounts and produce final comprehensive project accounting report.
Claims Support: Assist Owner in resolution of any claims arising out of the project.
Record Drawings: Consolidate all record drawings, index and turn over to the Owner in prescribed manner.
Closeout Documents: Organize and turn over all applicable project files to the Owner. Transfer to microfilm or other storage medium as appropriate.
